Per-sq-ft rates only mean something once you know what system they include. Here is how painting quotes are built, why two contractors quote differently for the same flat, and what a fair number looks like.

Ask three painters for a quote on the same 2BHK and you will get three very different numbers. That is not because one of them is cheating — it is because "painting" is not one product. The rate depends on how many coats of putty go on, which primer is used, which paint line is specified, and whether the old surface is being scraped or just painted over.

The two rates every quote is built from

Almost every painting quote in India is quoted one of two ways:

Realistic 2026 ranges

These are the bands that quotes generally fall into. Treat them as a sanity check, not a fixed price — city, wall condition and paint brand move them:

Before you compare numbers, make sure each quote names all six of these. If any is missing, ask for it in writing — this is where later disputes come from:

  2. Number of putty coats
  3. Primer brand and type
  4. Paint brand and line, not just the company name
  5. Number of finish coats
  6. What surface preparation is included, and what counts as extra

Costs people forget to budget

The paint quote is rarely the whole spend. Plan for furniture shifting and covering, minor plaster or crack repair once walls are scraped, hardware removal and refitting, and a final cleanup. Occupied homes also take longer because rooms are done in sequence, and longer jobs sometimes carry a slightly higher labour component.

Where cutting cost is safe — and where it is not

Safe places to save: choosing a mid-line emulsion instead of the top line, keeping the existing colour scheme so fewer coats are needed for coverage, and painting in a lean season rather than just before a festival rush.

Not safe: skipping primer, dropping from two putty coats to one on walls that are visibly uneven, or painting over damp patches. Each of those saves a little now and shows up within a year or two.

Before you sign

Get at least two written quotes on the same specification, so you are comparing like with like. Confirm the measured area, ask for the paint line in writing, and agree a payment schedule tied to stages rather than paying most of it upfront.
