About HVAC services in India
Air conditioning services are usually bought as a machine. HVAC stands for heating, ventilation and air conditioning, and the order of those words is not accidental — but in India almost everyone buys only the third one. That is the root of most complaints. A building is cooled and still feels stuffy, because cooling and ventilating are different jobs and only one of them was done.
The second root cause is subtler. A correctly sized system, correctly installed, can still perform badly if the air never got balanced — one room freezes, another never cools, and the machine gets blamed for a commissioning failure. An HVAC company or HVAC consultant who measures and adjusts airflow at handover is doing the part that separates a system that works from equipment that runs.
Which system suits which building
This decision comes from layout and usage pattern, not from area alone. Two buildings of identical size can need completely different HVAC systems.
- Split and multi-split AC systems. Individual rooms, independent control, simplest to install and to service. Multi-split lets several indoor units share one outdoor unit where space outside is limited.
- Ducted air conditioning. One machine, concealed, serving several rooms through ducts. Neat and quiet, and dependent on duct design and AC ducting quality for whether it actually performs.
- Packaged air conditioning. A packaged AC is a single self-contained unit for a shop, hall or small commercial floor where a plant room is not practical.
- VRV and VRF systems. Multi-room buildings where areas run at different times — each indoor unit controls independently while the system varies refrigerant flow to match actual demand. Efficient in exactly the situation where a single large machine is wasteful.
- Central air conditioning with chillers. Central AC for large commercial and industrial buildings — a chiller plant, cooling towers, air handling units and fan coil units distributing through the building. Chiller installation is a plant room, not an appliance.
- Heating systems where the climate or the process requires them, which in much of India means specific buildings rather than every building.
Anyone who recommends a system before asking how the building is laid out and when each area is occupied is selling, not designing.
Ventilation: the half that gets skipped
Ventilation services are the most consequential thing on this page, and the least discussed at the point of sale.
- Air conditioning recirculates air. Ventilation replaces it. A sealed, well-cooled room with no fresh air supply gets steadily staler through the day, and people feel heavy-headed without connecting it to the air.
- Fresh air systems and fresh air ventilation bring outside air in, filtered and tempered, so cooling does not come at the expense of stale air.
- Exhaust and extraction take air out where it is generated — kitchens, toilets, basements, process areas.
- Indoor air quality solutions cover filtration, humidity and contaminant control, which matter more in dense city air than most owners assume.
- Plan it with the cooling, not after. Retrofitting a fresh air path into a finished false ceiling is far harder than allowing for it at design stage.
Ducting, piping and insulation
The equipment gets the attention and the distribution decides the result. This is where quiet, efficient systems separate from noisy, ineffective ones.
- Ducting work. HVAC ducting is sizing, routing, sealing and support. Undersized ducts make noise and starve distant rooms; leaky ducts cool the ceiling void instead of the room.
- HVAC piping and HVAC insulation. Refrigerant or chilled water lines, correctly sized and properly insulated. Poor insulation shows up as sweating pipes, dripping ceilings and lost capacity.
- Drainage. Condensate needs a slope and a clear path. Most water dripping from an indoor unit is a drain problem, not a machine problem.
- Access. Filters, drain pans and valves have to be reachable. A system that cannot be serviced without breaking a ceiling will not be serviced.
- Ducting contractors are a specialisation. On large jobs the ducting is a trade in its own right, not something the AC installer does on the side.
Air balancing and testing: the step that gets skipped
If you take one thing from this page, take this.
- Air balancing measures the airflow at every outlet and adjusts it until each space gets what the design intended.
- Without it, the same system that is freezing one room leaves another warm — and the usual response is to run it colder, which wastes energy and fixes nothing.
- HVAC testing and commissioning also covers refrigerant charge, pressures, temperature differentials and controls, all recorded.
- Ask whether balancing is included, and ask to see the readings at handover. A contractor who balances will be glad to show them.
- On chiller and AHU systems this extends to water balancing too, which is the same principle applied to the pipes.
Repair, maintenance and what an AMC should cover
- HVAC repair and troubleshooting is mostly diagnosis. Poor cooling has many causes — filters, refrigerant, airflow, controls, drainage — and the difference between a good technician and a bad one is whether they find the cause or replace parts until it improves.
- Filters are the highest-return maintenance item there is. Blocked filters reduce airflow, which reduces capacity, which makes the system run longer for less effect.
- Coil cleaning, drain clearing, refrigerant and pressure checks on a schedule, plus electrical and control checks.
- Chiller maintenance and cooling tower servicing with water treatment on larger plant — scale and fouling quietly erode efficiency long before anything fails.
- An AMC should check performance, not just presence. A visit that ticks boxes without measuring anything tells you nothing about whether the system still does what it was built to do.
Retrofit and energy efficiency
- HVAC retrofit and upgradation matters because HVAC is usually the largest electricity consumer in a commercial building — so inefficiency here outweighs everything else combined.
- Older plant often runs at full output regardless of load. Variable speed drives, better controls and zoning let it match what the building actually needs.
- Ducts, insulation and controls often deliver more improvement than replacing the machine, and cause far less disruption.
- HVAC energy efficiency work starts with measurement — what the system draws and what it delivers — before anything is changed.
- On older buildings, upgrading in stages is usually more practical than replacing a plant that still has life in it.
What to settle before appointing an HVAC contractor
- Whether the system was sized from a load calculation for your building, or from a rule of thumb per square foot.
- What is included beyond the equipment — ducting, piping, insulation, drainage, electrical connection, controls.
- Whether air balancing, testing and commissioning are part of the scope, and what readings you receive.
- How fresh air is provided, and whether ventilation was considered at all.
- Where the outdoor units, plant or cooling towers will sit, and how noise and heat rejection were considered.
- Whether filters and serviceable parts are accessible without breaking anything.
- What the AMC covers, how often, and whether performance is measured on each visit.
