Architecture and engineering consultants work on paper, and that is precisely the value — a wall moved on a drawing is free, the same wall moved after the slab is cast is demolition. Everything a building will be for the next fifty years is settled during a few weeks of drawings that most owners are tempted to skip.

The two most common regrets are the same every time. Someone built from a plan copied off the internet and discovered it did not suit their plot, their light or their family. Or someone had a design made but no structural drawings, and now has no independent record of what steel was supposed to go in. Both are decided at the paper stage, and neither is fixable later.

Architect, structural engineer, MEP consultant — three different jobs

People searching for architects near me, architecture firms or architecture companies usually need more than one professional, and it helps to know which does what before you start calling. Architecture services and engineering services are sold together often enough that owners assume they are one thing — they are not.

  • The architect decides what the building is — spaces, circulation, daylight, ventilation, form and how it will feel to live or work in. Architectural design and building design services start and end here.
  • The structural engineer decides whether it can stand — footing type, column grid, beam and slab reinforcement, structural design and structural analysis worked out for your soil and your loads.
  • The MEP consultant decides how it works — electrical engineering services, mechanical engineering services, plumbing and public health engineering, HVAC design and fire protection design, coordinated so they do not clash inside the same slab.

Before design: survey and soil

Two pieces of site information change the design, and both are worth having before the design is finalised rather than after.

  • Land survey and site survey. Actual plot dimensions, boundaries, levels and existing features. Paper dimensions and real dimensions differ more often than owners expect, and a design drawn to the wrong boundary is wasted work.
  • Surveying and site measurement for an existing building — a building survey that records what is really there before renovation or an added floor.
  • Soil testing and geotechnical engineering. Bearing capacity and water table decide whether you need isolated footings, a raft or piles. Without this the foundation is a guess, and the foundation is the one element you can never revisit.
  • Site development. Levels, cut and fill, approach, drainage and where water goes during monsoon — decided at design stage, not discovered during construction.

Elevation, facade and 3D visualization

This is the part owners care about most and specify least clearly, so it is worth being precise about it.

  • Building elevation design and front elevation design settle the external character — proportion, openings, materials, projections.
  • Facade design goes further on larger buildings: cladding systems, glazing, shading, and how the surface handles sun, rain and cleaning over years.
  • 3D architecture design and 3D elevation design let you see it before it exists. Objecting to a window position in a 3D view is a conversation; objecting to it on site is a bill.
  • Ask what the 3D is based on. A render made from the actual working drawings is useful. A render made independently of them is a picture, and the building will not match it.
  • Sun and shade matter more than colour. Overhangs, recesses and orientation do more for comfort in an Indian summer than any material choice.

Approvals and permission

Building approval consultants exist because byelaws are local, and a design that ignores them is not a design at all.

  • Setbacks, ground coverage, FAR and height limits vary by city, by plot size and sometimes by street. They shape the plan from the first sketch — they cannot be applied at the end.
  • The approval set is drawn to the authority format and signed by a registered professional, with structural stability certification where the byelaw requires it.
  • Building permission for a commercial or industrial use brings extra clearances — fire, pollution, factory, lift — each with its own drawing requirement.
