About architectural and engineering services in India
This is the only category on this site where nothing gets built. Architecture and engineering consultants work on paper, and that is precisely the value — a wall moved on a drawing is free, the same wall moved after the slab is cast is demolition. Everything a building will be for the next fifty years is settled during a few weeks of drawings that most owners are tempted to skip.
The two most common regrets are the same every time. Someone built from a plan copied off the internet and discovered it did not suit their plot, their light or their family. Or someone had a design made but no structural drawings, and now has no independent record of what steel was supposed to go in. Both are decided at the paper stage, and neither is fixable later.
Architect, structural engineer, MEP consultant — three different jobs
People searching for architects near me, architecture firms or architecture companies usually need more than one professional, and it helps to know which does what before you start calling. Architecture services and engineering services are sold together often enough that owners assume they are one thing — they are not.
- The architect decides what the building is — spaces, circulation, daylight, ventilation, form and how it will feel to live or work in. Architectural design and building design services start and end here.
- The structural engineer decides whether it can stand — footing type, column grid, beam and slab reinforcement, structural design and structural analysis worked out for your soil and your loads.
- The MEP consultant decides how it works — electrical engineering services, mechanical engineering services, plumbing and public health engineering, HVAC design and fire protection design, coordinated so they do not clash inside the same slab.
- Specialists fill the gaps: a house architect or residential architect for a home, interior architect for the inside, landscape architect for the outside, fire safety consultants for compliance, green building consultants for certification.
- Architecture consultants and engineering consultants who hold all of these under one roof — an architecture and engineering company offering architectural engineering services end to end — are the simplest arrangement, because coordination between them becomes their problem rather than yours.
On a small house one firm may cover most of it. On anything larger, architectural consultants and structural consultants are usually separate appointments — insist on knowing which of them is responsible for each drawing.
What you actually receive: the drawing set
Agree this list in writing before work starts. Almost every dispute in this category is a disagreement about what was included.
- Concept and building planning — site planning, zoning, block placement, orientation, the building plan in outline.
- Floor plans, sections and elevations — the house plan resolved to dimensions rather than sketches.
- Approval drawing set — the same design redrawn to your local authority format for building plan approval.
- Working drawings — the construction drawings a contractor actually builds from: dimensions, levels, door and window schedules, details at every junction.
- Structural drawings — foundation layout, column and beam schedules, slab reinforcement detailing.
- MEP drawings — electrical, plumbing, drainage, HVAC and fire layouts.
- Bill of quantities — quantity estimation and BOQ preparation that lets you compare contractor submissions line by line instead of by a single number.
Architectural drawings alone are not a construction set. If the package stops at pretty plans and elevations, the contractor will invent the rest on site.
Before design: survey and soil
Two pieces of site information change the design, and both are worth having before the design is finalised rather than after.
- Land survey and site survey. Actual plot dimensions, boundaries, levels and existing features. Paper dimensions and real dimensions differ more often than owners expect, and a design drawn to the wrong boundary is wasted work.
- Surveying and site measurement for an existing building — a building survey that records what is really there before renovation or an added floor.
- Soil testing and geotechnical engineering. Bearing capacity and water table decide whether you need isolated footings, a raft or piles. Without this the foundation is a guess, and the foundation is the one element you can never revisit.
- Site development. Levels, cut and fill, approach, drainage and where water goes during monsoon — decided at design stage, not discovered during construction.
Elevation, facade and 3D visualization
This is the part owners care about most and specify least clearly, so it is worth being precise about it.
- Building elevation design and front elevation design settle the external character — proportion, openings, materials, projections.
- Facade design goes further on larger buildings: cladding systems, glazing, shading, and how the surface handles sun, rain and cleaning over years.
- 3D architecture design and 3D elevation design let you see it before it exists. Objecting to a window position in a 3D view is a conversation; objecting to it on site is a bill.
- Ask what the 3D is based on. A render made from the actual working drawings is useful. A render made independently of them is a picture, and the building will not match it.
- Sun and shade matter more than colour. Overhangs, recesses and orientation do more for comfort in an Indian summer than any material choice.
Approvals and permission
Building approval consultants exist because byelaws are local, and a design that ignores them is not a design at all.
- Setbacks, ground coverage, FAR and height limits vary by city, by plot size and sometimes by street. They shape the plan from the first sketch — they cannot be applied at the end.
- The approval set is drawn to the authority format and signed by a registered professional, with structural stability certification where the byelaw requires it.
- Building permission for a commercial or industrial use brings extra clearances — fire, pollution, factory, lift — each with its own drawing requirement.
- A consultant who works in your city knows which objections that office raises. That knowledge is most of what shortens the cycle.
- Never start construction on an unapproved plan on the assumption it will regularise later. It sometimes does not.
MEP, HVAC and fire safety
MEP services are the least visible part of a building and the most disruptive to fix afterwards, because the fix means breaking something already finished.
- MEP design coordinates electrical, plumbing, drainage, HVAC and fire lines in three dimensions so two services do not need the same space.
- HVAC design and HVAC consultants size the cooling load properly instead of putting a tonnage on each room by habit, and decide duct routes while there is still ceiling to route them through.
- Plumbing and public health engineering covers supply, drainage, sewage, rainwater and treatment — and slopes that actually drain.
- Fire and life safety design covers detection, suppression, exits, travel distances and pressurisation. On commercial and industrial buildings this is a statutory drawing, not an option.
- Get MEP consultants involved during design, not after the structure is frozen. Every core, shaft and cutout they need has to exist in the structural drawing.
Estimation and quantity surveying
- A quantity surveyor turns drawings into measured quantities — concrete, steel, brickwork, plaster, finishes — item by item.
- BOQ preparation and construction estimation give you a common document to hand every contractor, so their submissions can be compared against each other instead of against nothing.
- It also tells you what a contractor has left out, which is usually where surprises come from.
- Quantity estimation done from working drawings is dependable. Done from concept drawings, it is indicative and should be treated that way.
After design: management, supervision and inspection
A drawing set only helps if what gets built matches it. This is where design-only engagements and full-service engagements part ways.
- Project management consultancy and construction project management cover scheduling, contractor coordination, stage-wise checking and progress reporting on the owner's side of the table.
- Site supervision visits at foundation, each slab and finishing catch deviations while they are still corrections. The same deviation found at handover is a demolition.
- Building inspection and structural inspection for an existing property — before buying, after seepage or cracking, or before adding load to a building that was not designed for it.
- Building assessment after damage or age, producing a written opinion on what is safe, what needs strengthening and what should not be touched.

Sustainable and green building design
- Sustainable architecture starts with orientation, shading, cross ventilation and wall and roof insulation — decisions that are free at design stage and impossible later.
- Green building consultants take it further into certification, water reuse, rainwater harvesting, solar readiness and material selection.
- The most effective measures on an Indian building are usually the plainest: shade the west wall, ventilate across, insulate the roof, keep glass under control.
- Ask for these at the concept stage. Bolting sustainability onto a finished design mostly means adding equipment.
Commercial, industrial and factory projects
- Commercial architects work with footfall, frontage, parking norms, service access and fit-out flexibility as design inputs, not afterthoughts.
- Industrial architects plan around process — material flow, machine layout, crane paths, utilities, expansion room.
- Industrial plant design and factory design usually start from the process drawing and work outward to the building, which is the reverse of a house.
- Statutory load is heavier on these projects: fire, factory, pollution and labour requirements all become drawings someone must produce and defend.
- Expansion should be designed in. The cheapest second phase is the one the first phase left room for.
What to settle before appointing anyone
- The exact drawing list you will receive, and at which stage each one arrives.
- Whether approval drawings and liaison are included, or handled separately.
- Whether structural and MEP are in scope, or coordinated with consultants you appoint yourself.
- How many revisions are included at concept and at working-drawing stage.
- Whether site supervision is included, and how often someone visits.
- Who signs the drawings — architectural consultants and structural consultants sign different sheets — and whether they are registered with your local authority.
- What happens to the drawings if the project pauses — you should own the set.
