Understanding flooring

About flooring services in India

Flooring is the surface you are in contact with every waking hour, and the one building element that is genuinely difficult to change later. Whether it is residential flooring in a home, commercial flooring in a shop or office flooring across a workspace, the same rule applies. Walls can be repainted in a weekend and a ceiling can be redone room by room, but replacing a floor usually means emptying the space, breaking the existing surface and living with the disruption.

That permanence is why the laying matters more than the material. A modest tile laid on a properly prepared base will outlast a premium one laid over a hollow, uneven bed — and the difference will not be visible on handover day. It shows up a year later as a cracked tile, a hollow sound underfoot, or grout lines that have started to open.

The base under the floor decides everything

This is the part nobody sees and almost nobody asks about, and it is where most flooring problems begin.

  • Level. An uneven base means either an uneven finished floor, or a laying bed of varying thickness — and varying thickness is what causes tiles to crack and sound hollow.
  • Full bed coverage. Voids under a tile are the single most common defect. Every tile should be fully supported, not held at its corners.
  • Slope where water goes. Bathrooms, balconies and terraces need fall towards the drain, set at the base stage. It cannot be corrected afterwards.
  • Waterproofing beneath wet areas. Once the floor is laid, the membrane below is unreachable without breaking it all again.
  • Expansion gaps. Floors move with temperature. No gap means the pressure has to go somewhere, and it goes into the tiles.
  • Door clearance. A new floor over an old one raises the level. Check that doors still swing before, not after.

A contractor who talks about the base before the material is telling you something useful about how they work.

Choosing the material for the room

  • Vitrified and ceramic tile — hard-wearing, stain-resistant and suitable almost anywhere. The default for most Indian homes, and available in large formats that mean fewer joints.
  • Marble — cooler underfoot, ages well, and marble polishing can bring it back for decades. Needs sealing and some care against staining, which is why it suits owner-occupied living areas more than rentals.
  • Granite and natural stone — extremely durable and low maintenance. Common on staircases, kitchens and high-traffic areas.
  • Wooden and engineered wood — the warmest surface underfoot, best in bedrooms and living rooms. Engineered wood handles humidity better than solid timber, which matters in most Indian climates.
  • Laminate — the look of wood with a harder wearing surface, but it does not tolerate standing water.
  • Vinyl, SPC and PVC — water-resistant, quick to install and comfortable underfoot. SPC in particular has become a common choice for rooms where wood is wanted but moisture rules it out.
  • Carpet and rubber — chosen for acoustics and comfort; offices, studios, gyms and play areas.
  • Epoxy, PU and concrete — industrial and commercial floors, specified for load, chemical resistance and cleaning rather than appearance.

The honest shortcut: match the material to the water and the traffic in that specific room, then choose the look within what survives.

Polishing, grinding or restoration?

These three are quoted as different services and are often confused, which leads to paying for more work than the floor needs — or less.

  • Polishing — brings shine back to a floor that is structurally sound but dull. The lightest intervention.
  • Grinding — removes a thin layer to level an uneven or damaged surface, normally followed by polishing.
  • Restoration — the full process for old marble or concrete: grinding, filling chips and cracks, polishing through progressive stages, then sealing.

Have the floor inspected rather than ordering one of these by name. A floor that only needs polishing does not benefit from being ground, and grinding removes material that cannot be put back.

Re-flooring a home you are still living in

Most flooring work in India happens in occupied homes, and how it is sequenced matters as much as how it is laid.

  • Tile-on-tile — new tile laid over the old with adhesive, where the existing floor is sound and well bonded. Avoids demolition, dust and debris removal, and is considerably faster. It raises the floor by the tile thickness, so doors and thresholds must be checked.
  • Room by room — furniture shifted in stages so the household keeps functioning. Slower overall, but liveable.
  • Dust containment — if the old floor is being broken out, ask how the rest of the house will be sealed off. This is the part people underestimate.
  • Debris removal — confirm who takes it away. Broken flooring is heavy and there is a lot of it.

How flooring work runs

  1. Site visit and measurement. Area measured, existing floor and levels checked, doors and thresholds noted, and wet areas identified.
  2. Material selection. Samples seen in the actual room light, and — for tile and stone — from the same batch, since shade varies between lots.
  3. Base preparation. Old floor removed or assessed for tile-on-tile, surface levelled, slope set in wet areas, waterproofing applied where needed.
  4. Laying. Full-bed coverage, correct spacers, expansion gaps, and joints set out so cut pieces fall where they are least visible.
  5. Curing. The floor is left alone for the period the material needs. Walking on it early is how good work gets damaged.
  6. Grouting and finishing. Joints filled, surface cleaned, skirting and thresholds fitted.
  7. Polishing where applicable. Marble, granite and concrete finished through progressive stages.
  8. Inspection. Tap-test tiles across the floor for hollow sounds, check level with a straight edge, and look along the floor at a low angle for lippage between tiles.

  • They inspect the existing base before quoting, and say plainly whether tile-on-tile is possible.
  • They talk about levels, slope and expansion gaps without being asked.
  • They confirm material is from a single batch, so shade does not vary across the room.
  • They state who removes the old floor and the debris.
  • They give curing time honestly instead of promising you can use the room immediately.
  • They have handled the same flooring installation before — large-format tile, wood and epoxy are all different skills.

Before deciding, consider

  • Whether material is supplied by you or by them, and who owns breakage and wastage.
  • How much wastage is allowed for in the measured quantity — cuts and corners consume more than the floor area suggests.
  • Whether skirting, thresholds and door adjustments are included.
  • How long each room will be out of use for curing.
  • What happens if a tile sounds hollow after handover, and for how long.
  • Whether spare material is left with you for future repair — matching a batch later is rarely possible.
