About demolition in India

Demolition is the one trade on this site where experience is purely a safety question. Every other category is judged on how good the result looks; this one is judged on whether anything went wrong. What holds load, what comes down first, what is still live behind a wall — those decisions cannot be worked out as you go.

It is also the job most often handed to whoever is available, because from outside it looks like unskilled work. It is the opposite. Taking a structure apart safely takes more judgement than putting one up, because you are working against a design you did not draw.

Which walls can actually come out

This is the question behind most home demolition enquiries, and getting it wrong is not recoverable.

  • Load-bearing walls carry the structure above them. Removing one without engineered support can affect the floors above and the building as a whole. This is never a judgement call to make on site.
  • Partition walls only divide space. These can usually come out, and are what most interior demolition involves.
  • Thickness alone is not proof. Position within the frame, what sits directly above, and the structural drawings decide it.
  • In an RCC framed building, load generally travels through columns and beams rather than walls — but "generally" is not good enough for a specific wall in a specific building.
  • If there is any doubt, a structural engineer decides, not the contractor and not you. Any contractor willing to remove a wall without that check is telling you something important about how they work.

In an apartment, this is not only a safety matter — the structure belongs to the whole building, and society permission is normally required before anything is touched.

Before anything is broken

  1. Disconnect services. Electricity, water and gas isolated and confirmed dead. Live cable or an unnoticed water line inside a wall is how demolition injuries and floods happen.
  2. Confirm permissions. Full building demolition needs municipal permission; interior work inside your own premises usually needs society or association consent.
  3. Identify what stays. Adjoining structures, shared walls, the neighbour's side, and anything being retained for reuse.
  4. Plan the debris route before the first hammer. On upper floors and tight sites, how material comes down decides the whole method.
  5. Protect what remains. Covering, propping and dust containment for the parts of the building still in use.

Demolition or dismantling?

  • Selective and partial demolition sit between: part of the structure comes down while the rest stays standing and in use. The most skilled version of the work.
  • Machine or manual depends on access as much as scale. Many urban sites simply cannot get machinery in, which changes both the method and the schedule.

Say which outcome you need. "Break this wall" and "remove this wall without damaging the tiles next to it" are different jobs.

Debris: the part owners underestimate

A surprising share of a demolition job is not breaking but carrying. Construction and demolition waste is heavy, bulky, and regulated.

  • It must go to an authorised C&D waste site. Dumping it on a roadside or vacant plot can attract municipal penalties, and those land on the property owner rather than the contractor.
  • Confirm disposal is inside the scope and not left as "extra at actuals" — this is the single most common dispute in this trade.
  • Volume is deceptive. A small bathroom generates far more debris than people expect, because broken material occupies more space than it did in place.
