A false ceiling is the one element that changes how a room feels without touching a single wall. It hides wiring, ducting and beams, gives lighting somewhere to sit, and drops the height just enough to make a space feel finished rather than bare. It is also where a lot of interior budgets quietly go, because the same room can be done three different ways at three very different prices.

Most false ceiling contractors work in POP or gypsum, and the choice between them decides more than the price — it decides how the ceiling behaves over the next ten years, how it handles damp, and how easily it can be repaired when something above it needs attention.

POP vs gypsum: the decision that matters most

Almost every enquiry comes down to this one comparison, and both answers are correct depending on the room.

  • POP ceiling work — plaster of Paris applied wet over a frame, then shaped and smoothed on site. Best for curved profiles, cove lighting and detailed POP ceiling design, because it can be moulded into shapes a board cannot. Slower, messier, and it needs a skilled hand — a POP contractor's finish is only as good as their trowel work.
  • Gypsum ceiling work — factory-made boards screwed to a metal frame, joints taped and finished. Faster, cleaner, more consistent, and far less site mess. Gypsum false ceiling is the usual choice for offices, large flat areas and anywhere the work has to finish quickly.
  • The practical rule — gypsum for flat expanses and speed, POP for curves and decorative detail. Many homes use both: gypsum for the main field, POP for the shaped edges and cove.

Other ceiling systems worth knowing

  • PVC ceiling — moisture-proof panels that suit bathrooms, kitchens, balconies and basements. PVC false ceiling wipes clean and does not swell, which is why it survives where gypsum would fail.
  • Grid and suspended ceiling — modular tiles in a metal grid. The office standard, because any tile lifts out for access to wiring, ducting or plumbing above.
  • Acoustic ceiling — tiles or panels rated to absorb sound. Meeting rooms, studios, clinics, restaurants and open-plan offices where noise carries.
  • Metal ceiling — aluminium or GI panels for industrial and high-traffic areas; fire-resistant, low maintenance, long life.
  • Wooden ceiling — timber or veneer panelling for warmth, usually as a feature area rather than a whole room.
  • Coffered ceiling — recessed panels in a grid pattern. A traditional look that needs enough ceiling height to work.

Ceiling height: the constraint people discover too late

A false ceiling always costs you height. A simple flat gypsum ceiling typically drops the level by a few inches; a grid or suspended system needs more, because the services above it need room. Add cove lighting and the drop increases again at the edges.

In flats with a standard slab height this matters. A room that already feels low can end up feeling closed in, and no amount of design fixes it afterwards. The usual solution is a peripheral design — dropping only the edges for cove lighting and leaving the centre at full height, which gives the lighting effect without losing the volume.

Residential false ceiling

At home, the work concentrates in the living room and bedrooms. Living room false ceiling usually carries the main design and the cove lighting; bedroom false ceiling is often simpler, with a peripheral drop and concealed lighting to keep the ceiling calm above the bed. Kitchens and bathrooms are better served by PVC, which handles steam and moisture.

The right time is during interior work, before painting and while the wiring is still accessible. Retrofitting a ceiling into a furnished, occupied home costs more and takes longer because everything has to be covered and worked around.

Commercial and office false ceiling

Offices are judged on access and services, not decoration. Grid ceilings dominate because lights, ducts, sprinklers and cabling all sit above the tiles and stay reachable.
