About renovation and remodeling in India
Renovation is the only work on this site where nobody knows the full scope on day one. Everywhere else the job is defined before it starts — build this, install that. Here, a meaningful part of the condition is hidden behind tiles, under flooring and inside walls, and it is only discovered when something is opened.
This is also why remodeling services are sold differently from other trades. The second thing that makes it different is that the space is usually still in use. A family is living there, or a shop is trading, or an office is working. That single constraint shapes everything: how the work is sequenced, how long it takes, how dust and debris are handled, and what can be done on any given day. This is why renovation contractors are really being hired for sequencing rather than for any one trade.
Renovation or the individual trade — which do you need?
Almost every service on this site also exists as its own category, so the distinction is worth stating plainly.
- The other categories are about the trade — flooring, false ceiling, electrical, plumbing, painting, tiling. You know what you want done and you want a specialist to do it.
- Renovation is about the condition — the space already exists, something has to come out before anything goes in, and several trades have to follow each other in order.
- The same tiling job is two different jobs in a new flat and in a fifteen-year-old one. In the second there is old tile to remove, debris to carry out, a level to correct underneath, and a family living around it.
- One room, one trade? Go to the trade directly. Several trades, in an occupied space, in sequence? That is a renovation, and it needs one person answerable for the order of work.
- Turnkey renovation exists for exactly this — one renovation company or one set of remodeling contractors carrying the whole sequence, rather than you coordinating six.
What gets found when things are opened
Every experienced renovation contractor expects some of this. The good ones tell you before starting.
- Seepage behind tiles or inside walls, usually from an old bathroom or an external wall. Tiling over it hides it again for a year and no longer.
- Wiring that is dead, undersized or unsafe — very common in older properties, and the reason electrical renovation often expands once a wall is opened.
- Plumbing lines that have corroded or were never accessible. Replacing them later means breaking finished work, which is why plumbing renovation belongs early in the sequence.
- Floors that are not level under the old covering, which has to be corrected before any new flooring goes down.
- A wall that turns out to be structural, changing a remodeling plan entirely. In a flat this may also need society or association permission.
- Agree the change process, not the surprises. Nobody can list what will be found. What can be agreed in advance is how a change gets recorded and approved in writing before it is done.
The sequence, and why it cannot be shuffled
- Dismantling and removal. Old finishes out, debris cleared. Where it goes and who carries it out is worth settling before day one.
- Structural work, if any — openings changed, walls removed or added, structural renovation done while everything is still open.
- Plumbing and electrical routes. Concealed work has to happen before anything closes over it.
- Flooring, ceiling and wall surfaces. Flooring renovation, ceiling renovation and wall renovation in that broad order.
- Carpentry and fixtures. Kitchen units, wardrobes, doors and window renovation, fittings.
- Painting last, because every trade before it marks the walls.
Reversing any step means damaging finished work. This is also why a delayed material selection stretches a renovation so much — one pending decision can stop the whole line behind it.
Living through it, or not
- Phased, room-by-room renovation lets you stay, with work zones sealed and at least part of the home usable. It takes longer overall.
- Full renovation with flooring or plumbing changes is hard to live through, and many families move out for the core weeks. It is faster and usually produces better work.
- Offices and shops often work nights and weekends so trading continues — that has to be agreed at the start, not requested midway.
- Dust is the complaint nobody plans for. Ask specifically how it will be contained, and how often debris leaves the site.
- Decide this before work starts. Both the sequence and the duration change depending on whether the space is occupied.
Remodeling: changing the space, not just refreshing it
- Renovation restores or upgrades what is there. Remodeling and reconfiguration changes the layout — merging rooms, moving a kitchen, opening up a wall, changing how the space is used. Interior remodeling and commercial remodeling follow the same logic at different scales.
- Space planning and optimization often achieves more than new finishes. Many homes do not need more space; they need the existing space arranged differently.
- Moving a kitchen or bathroom means moving plumbing and drainage, which is the single biggest decision in any remodeling plan.
- Restoration and refurbishment is a third thing again — bringing something back to its original condition rather than modernising it, which matters on older buildings and period properties.
- In an apartment, layout changes usually need society approval and sometimes structural clearance. Check before designing, not after.
What to settle before appointing a renovation contractor
- Room-by-room scope in writing — what is being done in each space, and what is explicitly not.
- The work sequence and a realistic duration, with the occupied-or-vacated question already decided.
- How changes are recorded and approved once something is discovered behind a wall.
- Who removes debris, how often, and whether disposal is included.
- How dust is contained, and which parts of the property stay usable.
- Who selects and buys materials, and by when each decision is needed.
- Whether one contractor carries all trades, or you are coordinating specialists yourself.
- For flats — whether society permissions, working hours and lift access have been checked.
