About exterior development in India

Everything outside the building is one connected job that usually gets treated as several unconnected ones. A paving contractor lays the driveway, a gardener plants the beds, an electrician runs a light, a plumber puts in a borewell — each doing their part well, none of them looking at levels or drainage. The result is water sitting where it should not, plants that never took, and paving that has to come up again.

The single most useful thing a customer can do is treat the outdoor area as one project with one sequence, even if different trades carry out different parts. That is what exterior development actually means.

Sequence: the part that hurts most to get wrong

Outdoor work has an order, and it is not the order things occur to you in. Once a hard surface is down, anything that should have gone underneath it becomes a demolition job.

  1. Land grading and levelling first. Where the ground slopes decides where water goes. Land levelling is settled before anything is built, not after.
  2. Drainage. Rainwater and outdoor drainage lines, and where the water finally discharges.
  3. Underground services. Irrigation lines, outdoor electrical conduit, borewell and any water lines — all before surfaces go down.
  4. Boundary. Compound wall or fencing, and gates.
  5. Hard surfaces. Paving, interlocking, driveway and pathways, laid to the falls set in step one.

  7. Soft landscaping. Soil, lawn and planting.
  8. Lighting and finishing, connected to the conduit laid earlier.

If a contractor proposes starting with the visible parts — paving or planting — before levels and drainage are settled, that is worth questioning.

Water is the whole problem outdoors

Indoors, water is an occasional failure. Outdoors it is the constant condition, and almost every exterior defect traces back to it.

  • Every surface needs a fall. Paving, terraces, balconies and driveways all need a slight slope towards a drain or an open area. Flat means standing water.
  • Water must go somewhere definite. A slope that simply moves water to the neighbouring wall or the building plinth has not solved anything.
  • Keep water away from the building. Ground next to a wall should fall away from it, not towards it. Damp on internal walls is often an outdoor grading problem.

  • The base carries the load, not the block. A well-compacted sub-base is what prevents settlement; a good block on a poor base will sink in patches.
  • Edge restraint — paving without a firm edge spreads sideways over time and opens up joints.
  • Driveways take vehicle weight and need a deeper base than a pathway. Building both to the same specification is a common shortcut that shows within a year or two.
  • Outdoor flooring for terraces and balconies is chosen for grip when wet and for how it handles sun, not for how it looks in a showroom.

Boundary, structures and the green part

  • Compound and boundary walls — need a proper foundation, and height is often governed by local rules or society regulations. Shared boundaries usually need the neighbour's agreement.
